AirCon Servicing

This falls under the responsibility of the tenant. Tenant is responsible to engage a aircon servicing contract to service the aircon every quarterly. If you would like the cost to be borne by the landlord, please highlight to the realtor and capture it in the Offer Letter. FYI, this is subject to Landlord’s acceptance of such request.
IMPORTANT NOTE: If this remains as the responsibility of the tenant, please be reminded to keep the air-con servicing receipts to serve as a proof maintenance duly carries out.

Dry Clean of Curtain at the end of the Lease

This falls under the responsibility of the tenant. Tenant is responsible to dry clean the curtain at the end of the lease term. If you would like the cost to be borne by the landlord, please highlight to the realtor and capture it in the Offer Letter. FYI, this is subject to Landlord’s acceptance of such request.
IMPORTANT NOTE: If this remains as the responsibility of the tenant, please be reminded to keep the receipt as a proof on the day of check out.

Pest Control

This is recommended for older properties. If you would like the cost to be borne by the landlord, please highlight to the realtor and capture it in the Offer Letter.

Auto Gate

This is applicable to houses only. This falls under the responsibility of the Tenant. Tenant is responsible to engage a contractor to service the Auto Gate periodically. If you would like the cost to be borne by the landlord, please highlight to the realtor and capture it in the Offer Letter. FYI, this is subject to the Landlord’s acceptance of such request.

2nd Car

Most apartments/ condominiums in Singapore plans for one carpark lot per unit. Your car will need to be registered with the management to be allowed in. Depending on the development, there may be a fee for the 2nd car. If you’re planning to have a 2nd car, do highlight this to the realtor. If you would like the cost to be borne by the landlord, this needs to be captured in the Offer Letter too. FYI, this is subject to Landlord’s acceptance of such request.

Pool Maintenance

This is applicable mainly to houses or penthouses with private pool. This falls under the responsibility of the Tenant. Tenant is responsible to engage a contractor to service the Pool monthly. If you would like the cost to be borne by the landlord, please highlight to the realtor and capture it in the Offer Letter. FYI, this is subject to the Landlord’s acceptance of such request.

Lift Maintenance

This is applicable for properties with private lift. This falls under the responsibility of the Tenant. Tenant is responsible to engage a contractor to service the Lift every quarterly. If you would like the cost to be borne by the landlord, please highlight to the realtor and capture it in the Offer Letter. FYI, this is subject to the Landlord’s acceptance of such request.

Garden Maintenance

This is applicable mainly to houses. This falls under the responsibility of the Tenant. Tenant is responsible to engage a contractor to maintain the Garden monthly. If you would like the cost to be borne by the landlord, please highlight to the realtor and capture it in the Offer Letter. FYI, this is subject to the Landlord’s acceptance of such request.

Public Utilities, Telephone and Cable Television

The installation charges and the monthly bills for the following services are the tenant’s responsibility:

  • SP Services – the water and electricity supply
  • Gas – piped gas (City Gas) in selected areas or cylinder gas
  • Telecom- residential telephone line.
  • Starhub Cable Vision (SCV) – cable television and cable broadband internet.

Although at times the tenant can request for some of the fixed bills to be included in the rental amount as a package, subject to Landlord’s acceptance of such request, in the Letter of Offer.

Repairs and Maintenance

The tenant is responsible for maintaining the leased premise, carry out minor repairs at own costs. In a standard agreement, the tenant will only be responsible if the amount of the repair does not exceed S$200 or $250, depending of the type of premise. Only major repairs and maintenance would be the landlord’s responsibility provided that the damage or malfunction of appliances is not caused by the tenant’s negligence.
